Projects.

A brief selection of some of our previous projects. Some recent work, some older work.

Rear Extension.

A single storey rear extension in Carterton, West Oxfordshire. This included the conversion of the garage to a utility and shower room, and replaced an old conservatory that was way past the end of its life. We have created a much larger kitchen as well as a lovely open seating area with vaulted ceiling and gable glazing. French doors open onto the garden to join the two spaces together.

Kitchen from Howdens.  Fitted by Chris Giddins Carpentry.

House refurbishment and extension.

Several years ago we designed an extension and refurbishment at a classic 1970s house in a lovely little village a few miles from Oxford. Our client carried this out largely as a self build over the course of 4 years. It is now about finished and was on the market for £1.25 million. Here are some photos of the finished house.

Front Extension

Notoriously difficult to gain planning permission for, we were delighted to get this one through! A front extension to a period property in West Oxfordshire, we hid a flat roof and lantern behind a dummy pitch to the front to tied in with the original design as much as we could, whilst still giving our client the additional space they wanted. There are a lot of treble timbers around the lantern and a lot of hidden carpentry, but well worth it in the end.

Property Refurbishment.

We bought this compact three bedroomed house on the West coast of the Lake District and spent nearly 12 months turning it from an absolute mess into a comfortable rental property. Works included emptying the property of the previous owners possessions (they had left everything in there, including several fridges and freezers full of food, with no electricity on....)a full re-wire, re-skim of almost all walls, major overhaul of the boiler and new radiator valves throughout, new kitchen, new bathroom and tiling, flooring and decorations throughout, removal of a badly built loft conversion, new roof, stripping out the garden and new fences. Our tenant is extremely pleased with it!

Property Refurbishment 2.

Another three bedroomed property on the West coast of the Lake District. This was a very tired house which had no attention for several decades. We uncovered several layers of swirly carpets and lino's, and again gave the property a full rewire, new radiators and valves, new kitchen, new bathroom and tiling, decorations and flooring throughout. We also extended the kitchen into the utility room to create a large kitchen/diner and built a bespoke boiler cupboard and meter cupboard.

Property Refurbishment 3

Our Sister company 5 S Property Ltd bought this two bedroomed bungalow in Northants to add to their portfolio of rental properties. We provided interior designs for this complete make-over and acted as the Principal Designer under the Building Safety Act, obtaining full Building Regulations approval for the ventilation and drainage works.

The bungalow was in decent condition but really needed bringing up to date. Wallpaper was stripped from every wall and ceiling, kitchen and bathroom stripped out, separate WC knocked into the bathroom, new drainage connections added below ground, all internal doors changed, new kitchen including hardwood Sapele worktops, pull out larder unit and all appliances, new walk in shower, WC and basin on a recycled chest of drawers (up-cycled and provided by Zoe Elizabeth), new flooring throughout, all ceramic tiling to the kitchen and bathroom, 75% rewire including a new consumer unit, chased in all sockets and switches, thinned out the garden, removed the greenhouse, created a lovely seating area and generally brought it into the 21st Century.

The property will be up for sale on the 27th December 2024.
